We or us refers to the owners of Villa Omarny which is a rental property in Ayia Thekla, Ayia Napa, Cyprus. Guest or consumer refers to you the customer who wants to rent our villa. PayPal refers to the provider of internet software to facilitate the online payment of our holiday home to you the consumer.


These terms and conditions are governed by Cypriot law. Any disputes, claims or other matters arising out of or in relation to these terms and conditions shall be governed by the Courts of Cyprus only.


It is important to remember that renting a holiday home is different from reserving a room at a hotel, bed and breakfast or resort. The benefits of renting include having a home experience with full home advantages available to you throughout your stay. Many tenants find that renting a holiday home provides them with exceptional value for money.


It is our main objective to provide you with top quality accommodation for the duration of your stay. If you have any cause for complaint whilst at the villa, you should contact our representative (reps) immediately. Our reps number is available in the property information guide which is in the villa. If your complaint is not addressed to your satisfaction, then please email us direct using the website account.


The lead party is the person(s) that we correspond with to book our home. When you make a booking you guarantee that you have the authority to accept and do accept on behalf of your party these terms and conditions.


To ensure the villa is at an acceptable level of cleanliness, cleaners must be afforded time to clean the villa. Therefore, you may not arrive at the property earlier than 4pm on the day your rental period begins. The property must be vacated by 10:00 am on the day of your departure. We reserve the right to levee an additional charge for late departure or if the villa is left in an unacceptable condition. Prior to leaving the villa, it will be inspected to ensure there are no disputes about damage/loss of equipment. This is for the protection of both parties. If your arrival is early morning or your departure late at night we have provisions in place to assist you. Please request more information when booking.


Please be aware that our home is situated in a quiet location with permanent residence near by. Therefore this villa is not suitable for parties that want to play loud music including groups of all males or all females. Please do not try to book the villa under false pretences as these groups will be turned away on arrival and no refund given what so ever.


To book your villa, the following process is required. A 25% deposit of the full rental cost is required in order to secure your booking. You can use the book “Now Tab” on our website to make your reservation via PayPal, the booking is instantaneous and the dates are automatically blocked off on our website.

Once we have received your deposit, we will send you confirmation of booking by email. Please check each correspondence carefully as soon as you receive it. Contact us immediately if any of information appears to be incorrect or incomplete as it may not be possible to make changes at a later date.

Eight (8) weeks prior to the departure you must pay the remainder of the balance (including the €400 damage deposit). We will send you an automated reminder just prior to this date; however, it is still your responsibility to pay the balance on time.


Secure online payment via PayPal is the quickest, safest and most convenient way to book the villa for the dates you want. Just fill in the required information, pay the deposit using the online booking system and the dates are automatically reserved for you immediately (there is a charge of up to 3.9% of the total cost of the deposit) by PayPal. This payment should paid by the person wanting to rent the villa as we do make available a free service via bank transfer (see below).

Alternatively, we can send our Cyprus bank details and you can make the payments via secure bank transactions for free. Failing to make the final payment eight (8) weeks before arrival could lead to the cancellation of the booking and financial penalties incurred inline with the cancellation policy below.


We shall not be liable for any loss, breach or delay due to any cause beyond our reasonable control including though not limited to an act of God, explosion, flood, tempest, fire or accident, war or threat of war, civil disturbance, acts, restrictions, regulations, bye-laws, or measures of any kind on the part of any governmental or local authority, strikes, lock-outs, or other industrial actions or disputes or adverse weather conditions. To this end, please ensure you have adequate travel insurance.


You should have adequate insurance cover before you travel. Please keep your travel insurance policy with your travel documents. Read the policy to check that it meets your needs. We recommend you have some photocopies of your policy available should you need to claim on it.


As we are a family run company, it is not our policy or in our interest to hide or deceive you our customer. From time to time, building work and its associated noise is unavoidable in any resort. We have no control over such work, and we do not always receive advance notice of when it will begin. However, if we know of or have notice of any such work we will inform you in writing as soon as we can.


To cancel your holiday, you must submit in writing by email. The cancellation date is the date that we receive written notification. If you do cancel you will have to pay a cancellation fee. Below are the cancellation costs:

50% refund for cancellations more than 30 days before check-in date.
100% refund for cancellations more than 60 days before check-in date.


You are responsible for keeping the villa and all its contents at the same level of cleanliness, repair and condition from the time of your arrival until you depart. The refundable damage deposit of €400 is to cover those events laid out in these terms and conditions and, where none of those events apply, will be refunded to you within 10 working days of you departing the villa as long as there are no damages to the villa or its contents. This damage deposit must be paid along with the outstanding balance 8 (eight) weeks before departure.

Refund of damage deposit. When we refund the damage deposit we are only responsible for the bank charges from our bank. We are not responsible for the handling charges or any fees from your bank.


We fully understand that accidents happen. Should anything get broken or damaged all we ask is that the item is replaced of similar quality and pattern. If you can’t find the item please inform the reps so they can replace it. If it is a small item like glasses, plates etc you will not be charged. Wilful and unnecessary damage however may be subject to charge inline with these terms and conditions. Should you find any damage to the villa or its contents on arrival, please contact our reps immediately. Failure to do so causes unnecessary arguments and may lead to the cost being taken from your Damage Deposit.

If any equipment or items are found to be missing we are required to call the police to claim on our insurance. The police reserve the right to search the premises, all baggage and the surrounding areas.


Sub-letting the villa is prohibited and only the people (6 maximum) on the original booking form are entitled to stay in the villa overnight. A surcharge will be leveed against all unauthorised persons at a cost of €50 per person per day.


The BBQ and utensils are available for use in our villa and must be left clean for the next customer. If you prefer the BBQ to be cleaned after you have left the cost is €20 which can be paid directly to the cleaner/rep.


Cyprus has the highest electricity rates in the EU. Rather than increasing the cost to rent the villa we decided to operate a pay as you go card meter so you choose how and when to cool the villa. The metre is pre-loaded with enough credit to last your holiday. If the air conditioning units are used as per the directions in the villa, there is more than enough credit for the duration of your stay. Should you run out of credit more can be added but you will need to pay for the extra that you use. This can be deducted from the damage deposit at the end of the holiday.


Our contractors must be afforded access to the villa during your stay if regular or urgent maintenance is required. This also includes pool and garden maintenance staff.


Our villa does not have a lifeguard on duty at any time. It is therefore very important to remember, especially when travelling with children, to take a few minutes to familiarise yourself and your party with the pool area on arrival. Children should always be accompanied by an adult in either pool or the surrounding areas at all times.


As in any community, excessive noise can become an issue with neighbours who live on the development all year round. Therefore, we request that you take into consideration the noise level mainly between 11pm and 8am (quiet hours).


Any valuables left at the Villa are done so at your own risk. We are not responsible for any loss. Our villa has a safe deposit box so please feel free to use it. It is your responsibility to ensure all doors and windows are closed and locked when leaving the villa.


Any fixture and fittings of the property (pool, washing machine, dishwasher etc) are subject to failure as they would be in any normal household. All equipment is supplied in good faith and we are not responsible should they fail for their intended use. Any defects or breakdown of any equipment or appliances in the property (upon our notification) shall in collaboration with our maintenance team be fixed or replaced as soon as possible.


We may change or modify part or parts of these Terms and Conditions. Generally, we will only change them as either an incident has occurred and feel new information should be included in the TC.
